Q. How quickly can you complete a sale? A. Sale price can be agreed within 48 hours subject to survey. Contracts can be exchanged in as little as 7-10 days. Completion can occur within 28 days or even sooner. We have a Power Team of highly experienced Solicitors, Financial Advisors and Surveyors that expedite the process. Q. What are the Fees? A. There are no Fees to the seller/vendor. There are no HIPS or hidden charges. You will not be asked to pay for solicitor fees or valuation fees. Investors may seek commitment from you with a short term lock out agreement as they will be committing themselves and incurring all of the costs. Q. Whats in it for us? A. We always leave offers on the table open to you but we reserve the right to review should you wish to accept after a period of time where there may have been a market change. Many clients come back to us right away but other have been known to take 6 months to a year and wish they had done a deal sooner. We are never offended if you want to try the estate agency route. Q. When do I have to move out? A. When it's convenient for you. The timeframe revolves around the seller as opposed to the buyer having the control with a traditional estate agent. We can tie our deal in to your next property purchase or we can do a quick deal if you are in a hurry. Q. What Solicitor would I use? A. The investor will have a team that he regularly uses. You must use a different solicitor. In order for this to move quickly and with the right solicitors and with the right skills and understanding, our investor or investor's solicitor will be able to recommend a choice of solicitors to represent you. When you select one you are therefore assured that they can complete the deal with minimal hassle or delay. Q. What areas do you cover in the UK? A. We have a nationwide team of experienced investors. We cover all parts of the UK including England, Scotland, Wales & Ireland. Q. What Types of Properties do you buy? A. We purchase all types of property in any condition but mainly houses and flats. You do not need to refurbish or decorate or prepare it ready for viewings. We buy vacant properties, tenanted properties, single dwellings, houses of multiple occupants, a large portfolio or just 1 investment. As investors needing to create rental income, any refurbishment needs to make the property rent-worthy will be reflected in the offer price. This can cover residential as well as commercial property. We buy empty property, fully tenanted with contracts, residential properties from home owners and even vacant land for redevelopment. Q. Are there any types of property that you do not buy...? A. We buy all types of residential properties, vacant, tenanted and also land for redevelopment. Q. I'm already in arrears, can you still help me? A. Its not too late. We can still help. We can also help represent you in court and add proof that you have a sale agreed to prevent repossession. We need to assess case by case what can be done but do not delay thinking you are beyond help. Many more property owners would be saved from repossession if they were to contact us NOW! Q. Do you offer less than I would get through an estate agent? A. Sometimes yes. Typically we offer between 75% and 90% of the current market value depending on the condition of your property and circumstances of your deal. If you don't mind continuing to pay a mortgage for 6-12 more months while you wait for the possibility of the perfect buyer or market to change then we are perhaps not right for you now. During this time you retain all the same financial stress and worries and more. Q. I can't sell with little or no equity? A. Yes you can. We love to answer this question. We have a number of solutions to this problem such as a Lease Option. We pay your mortgage right away and we can baby-sit your mortgage up to 18 years, allowing you to move quickly. We also agree a purchase price that would provide you with equity in the future. This is the Option to buy. If you have no equity now then you can only benefit in the future - Win-Win! Without the complications in the meantime. Q. I still want to live in my property though? A. All is not lost. There are potential Sale and Rent Back Options available to you. We can provide you with information on this and have an expert investor contact you in this field. You can even incorporate a flexible option where you can buy back your property in the future once your circumstances change and you are back on track. This process is now regulated by the FSA so we would refer you directly to an expert affiliate after understanding your circumstances. Q. What are my obligations or what catches are there to my enquiry? A. None. Your worst case scenario is that you have one more House Sale option available to you than before you contacted us. What if my property has tenants? A. Your tenants will be protected by any existing contracts that you currently have set up with them.
